The Contract Administrator (CA) is the individual or organisation responsible for administering standard construction contracts. The JCT (Joint Contracts Tribunal) is The family of construction contracts considered to be the construction industry standard , ranging from the MW Minor Works suitable for smaller less complicated projects. Followed by the Intermediate Form designed for projects involving all recognised trades and skills of the industry where daily construction provisions are required but does not involve specialist work or complex building services installations. The JCT standard Form Contract is designed for larger more complex projects where detailed contract provisions are required.
The role of the Contractor Administrator should generally include:
- Advising on and procuring the correct contract for the project (advising the client)
- Inviting and processing tenders
- Preparing contract documents for issuing to tendering contractors
- Administering change control procedures
- Receiving instructions from the project Client in relation to the contract
- Issuing variations and making good of defects instructions
- Considering claims
- Chairing construction progress meetings
- Preparing and issuing construction progress or delay reports
- Co-ordination construction site inspections and instructions
- Agreeing commissioning/ testing procedures
- Agreeing defects reporting procedures
- Ensuring project documentation is issued to the Client
- Preparing and issuing interim payment certificates and practical completion certificates
- Collating/ issuing schedules of defects
- Issuing certificate of making good of defects
- Issuing the Practical completion / final account certificate
